When Buffing Stops Working, the Finish Has to Come Off
You find vinyl composition tile in so many schools, stores and offices because it is tough and affordable, but it only looks good as long as the finish on top of it does. Every day of foot traffic grinds a little dirt into that finish, every mopping leaves a thin film behind, and eventually the layers turn cloudy and yellow, with dark patches in hallways and around doorways that no amount of buffing will lift. At that point the right answer is to strip the floor and start fresh. A stripping solution goes down to soften the old finish, a floor machine scrubs it loose, and the resulting sludge is vacuumed off before the bare tile is rinsed. Once the floor is dry, it gets a coat of sealer, then several thin coats of new finish with proper drying time between each. The final step is a high-speed burnish that hardens the surface and brings up a deep shine. If your company has grown into a bigger office or taken on a school, church or retail space with tile floors, we can put strip and wax on a regular cycle alongside your nightly cleaning so the floors never fall that far behind again.
The Steps in a Full Strip and Wax
Here is what happens from the moment the crew arrives until the room is handed back.
Clearing the room
Movable furniture and equipment taken out of the work area and returned when the floor has set.
Hand work along walls
Detail pads used along walls and in corners, the spots a big machine cannot get into.
Stripping
Stripping solution applied and scrubbed in to break down every layer of old finish.
Pick-up and rinse
Slurry removed with a wet vacuum and the floor rinsed until the tile is clean.
Sealing
A base coat of sealer laid down to give the new finish something solid to bond to.
Finish coats
Multiple light layers of finish, with full drying between them.
High-speed burnish
Once cured, the finish is hardened and polished to a gloss by a high-speed machine.
Care advice
Guidance on daily mopping and how often to burnish so the shine lasts longer.
How We Schedule Floor Work
Check the floor
We measure the area, look at the condition of the finish and ask how the room is used, which tells us how many coats and how much time the job needs.
Pick a quiet window
We book the work for a night or weekend when nobody needs the space, and let you know what will be moved and when the room will be back.
Do the work and hand it back
Old coating off, sealer and finish on, burnish last. Furniture goes back where it was, and you hear when the heavier pieces are safe to return.
